Condo Comments

As I mentioned, we have been doing some condo previewing for a client.  We have a good selection of condos here…newer, older, with amenities, without amenities, some with main channel views, some with cove views, some with deeded boat slips, some with the chance to rent a boat slip…price range from about $120K for a [...]

Bridgewater Update

The foreclosure sales for Bridgewater Pointe and Bridgewater Grande were postponed when the developer declared bankruptcy…this was not announced until right before the sale and looking at the pictures, I would not be surprised if there was a record set for the largest number of spectators for a sale on the Franklin County Courthouse steps!
In [...]

Fitting News for Earth Day

Wonderful news this morning that AEP has placed the 5000 acres around the dam into a conservation easement with the state…preserving the wonderful vista of Smith Mountain…I still find it breathtaking after many many years of seeing it…
Fittingly, we were previewing condos today and were down at Vista Pointe…one of the best places to see [...]

Rant mode on!

I participate (mostly lurking) on several listserves with other real estate agents - some local, some national.  One of the largest has had a running conversation for the last few weeks about using Craigslist for advertising properties.  The talk has run from “It’s a wonderful resource that makes the phone ring.” to “It’s a horrible [...]

Medical Services

I don’t have anything about medical services on the web site…although we are often asked about them…perhaps the forthcoming FAQs…
However, there are doctors and dentists here at the lake (with an increasing number of specialists) and hospitals (community hospitals in the county seats of Rocky Mount and Bedford and large hospitals in Roanoke and Lynchburg) [...]

Why we preview

We like to maximize buyers’ time when they are here at the lake and so we try to look at most of what is available in their price range before they get here… it’s called previewing.
A house came up on “The Hot Sheet” last week…newly listed and right in the price range of someone we [...]

Checking out the lake…

It’s almost 60 degrees here today and the lake is dotted with bass boats wandering around, ducking in coves, looking and learning.  Saturday is one of the first fishing tournaments of the year - a college fishing tournament involving teams from a lot of our Virginia colleges and universities.  It’s supposed to be chilly and [...]

Wonderful, wonderful news…

In the midst of previewing and finding out information for clients yesterday, we stopped in to the old Shoreline Marina to ask what the going rate for leasing a boat slip is.
Our absolute all time favorite boat mechanic, Dale Runyon is the new owner!!!  They are now calling it Bayside Marina and Yacht Club.  We [...]

Houses

Lee and I started our careers in Northern Virginia…lots of builder built neighborhoods, mostly colonials…the A model, the B model and the C model.
Here at Smith Mountain Lake, there are almost no builder built neighborhoods…every house is unique and every lot is unique and there aren’t many colonials and most we have seen don’t “fit” [...]

Sure Sign of Spring

Well, it happened over the weekend.  In a market where serious price reductions are yielding contracts, someone had to try the “old trick”…if it doesn’t sell, raise the price!
Yes, someone has RAISED the price of a lake access home from $275K to $279K…daffodils can’t be far behind!
